T2 RURAL TRANSECT
Planning Precedent by Nature

FARMSTEAD CLUSTER CHARACTER
The Transect Explained
The Bushveld Estate is planned within the T2 Rural Transect Zone - the most rural layer of the Tsumeb Village hierarchy. This zone is conceptually defined by the Farmstead Cluster Character.
Here, the focus is on low-density development where the natural environment takes strict precedence over the built form. This model ensures that development respects the existing topography, vegetation, and natural forces of the landscape.
Exclusive Environs
Phase 1 focuses on a select number of premium plots, located on the quieter slopes of the Tsumeb Hills. These are large plots, offering exceptional privacy and panoramic views to the north.
Our roads and access points are intentionally guided by the ‘traces of the land’ - existing pathways and contours - to reduce the impact of new development on the pristine environment.
